WebApp Guide: Obtaining the Rental Registration Number (NRA)
A clear and simple process to register your short-term rentals.
Before You Start: Required Documentation
To make the process of applying for the Rental Registration Number (NRA) as smooth as possible, we recommend having the following key information and documents ready:
- CRU Number (Unique Registry Code): Unique identifier of your property in the Property Registry.
- Cadastral Reference: Alphanumeric code that identifies a property in the Cadastre.
- VUT Number (Tourist Use Dwelling) or its CSV: The registration number of your tourist dwelling or the Secure Verification Code of your VUT documentation.
Having this data prepared will help you complete the form and the telematic submission without interruptions.
What is the NRA and why do I need it?
The Rental Registration Number (NRA) is an essential identifier for dwellings intended for short-term rentals, especially tourist rentals. Obtaining it is a legal requirement in many autonomous communities in Spain to ensure the transparency and legality of the rental activity. This guide will accompany you step by step through the application process via the Electronic Headquarters of the Property Registrars.
Steps for the NRA Application
Previous Step: Subscribe to the Registrars’ Headquarters
Before starting the application, you need to subscribe to the Electronic Headquarters of the Registrars.
- Access the subscriber registration link: Go to Subscriber Registration
- Look for the section Presentar telemáticamente un documento.
- Click on Siguiente and fill in all the requested data to complete your subscription.
Step 1: Access the Official NRA Page
The first step is to go to the specific section for the Rental Registration Number.

Step 2: Identification for Telematic Submission
Once on the page, you will need to identify yourself to continue with the process.
- Click on the option Presentación Telemática.
- Proceed to identify yourself using your electronic certificate or through the CLAVE gateway.
Step 3: Initiate New NRA Application
With your session started, it’s time to select the option to apply for your NRA.
- Select the Abonado option.
- Then, click on the button Solicitud de nuevo Número de Registro de Alquiler.
Step 4: Fill out the Application Form
A form will open that you must complete with your property information.
- Registry you belong to: To find out which registry you should send the application to, use the Registrars’ Geoportal by searching for the property address: Go to Registrars’ Geoportal
- Form data: Fill in all the requested data. The most important are the CRU number and the cadastral reference.
- “Unidades Arrendadas” Section: Select the following options:
- FINCA COMPLETA (COMPLETE PROPERTY)
- TURÍSTICO (TOURIST)
- OTRO (OTHER)
- SÍ (YES)
- Documentation: You must provide the VUT (Tourist Use Dwelling) documentation or its CSV number (Secure Verification Code).
- Special cases:
- Multiple apartments: If you have several apartments, you must create a new form (a new application) for each of them.
- Room rental (temporary or tourist): In this case, you will have to register each room, but all within the same application.
Step 5: Perform the Telematic Submission
Once the form is filled out, download it and proceed with its submission.
- Download the filled document.
- In the Telematic Submission section, select “Registro de la Propiedad” (Property Registry).
- Choose “Nueva presentación” (New Submission).
- Select “Documento privado” (Private Document) and as Tipo de documento (Document Type) search for “Asignación de número de registro de alquiler para alquileres de corta duración” (Assignment of rental registration number for short-term rentals).
- Choose your registry: Confirm the correct registry using the Geoportal: Go to Registrars’ Geoportal.
- Indicate the date when you completed and downloaded the previous document. Assign it a descriptive name, for example, NRA Property Name, and click on “Añadir finca” (Add property).
- Re-enter the requested property data.
- Attach the documentation: At least the application form and, if possible, the VUT document.
- Fill in the representative’s data.
- Sign all documents with the AutoFirma application and click “Enviar” (Send).
Step 6: Obtain Your Rental Registration Number (NRA)
Finally, your NRA will be available in the communications section.
- Go to Comunicaciones Recibidas (Received Communications) at this link: Go to Received Communications
- Important: Make sure you log in with the abonado (subscriber) user with which you made the application.
- In this section you will find your new Rental Registration Number (NRA).
